How to plan a showing day your buyers will love
How many homes, what order, how long at each, and what to send your buyers.
A good showing day feels unhurried to your buyers and runs like a train schedule for you. Here’s how to plan one in a few minutes.
Pick fewer homes than you think
Four to six homes is plenty for one outing. Past that, buyers stop remembering which kitchen was which. If the list is long, split it into two days by area.
Order by drive time, not by list
The order homes came in is rarely the fastest way to see them. Start from where you’re meeting, check the traffic for that day and hour, and let the route decide. Around Nashville, rush hour can easily double a 15-minute drive, so a 10 a.m. Saturday plan and a 5 p.m. Tuesday plan can be completely different routes.
Give each home a real window
Twenty-five minutes per home is a comfortable default: enough to walk it twice, open the closets, and talk on the porch. Add the drive between, round each start up to the next five minutes, and you have a schedule you can actually keep.
Decide: pick them up, or caravan?
Riding together means more conversation and fewer parking problems. Caravanning gives everyone an exit. Either way, set where you’ll meet and where you’ll end, even if it’s “back where we started.”
Send buyers the meeting time, not the stopwatch
Your buyers need to know when and where to meet, and about when you’ll wrap up. Keep the minute-by-minute schedule for yourself so nobody feels rushed out of a house they love.
Capture notes at the door
Have everyone jot one thought per home before you get back in the car, and log questions for the listing agent as you go. You’ll send better feedback, and your buyers will remember what they saw.
Close the loop the same day
Text the listing agents your open questions before dinner, and send a quick recap to your buyers with each home’s photo and their notes. Tomorrow’s conversation starts where today’s ended.
