Showing feedback listing agents actually read

What to include, what to leave out, and a template you can send tonight.

Listing agents get a lot of “they liked it, but…” Good feedback is short, specific, and useful to the seller, without giving away anything that hurts your buyers.

What to include

  • A score, if your buyers are comfortable. “My buyers rated it 8 out of 10” tells a listing agent more than a paragraph.
  • How it’s priced, in one phrase. Too low, just right, or too high. Sellers want this most and hear it least.
  • Two or three real notes. The light in the kitchen, the size of the yard, the noise from the road. Specific beats polite.
  • Your open questions. Age of the roof, the water heater, any recent offers. Ask them while you’re already writing.
  • One helpful suggestion. “Fresh paint in the front bedroom would help it show bigger.” One is helpful; five is a lecture.

What to leave out

  • Your buyers’ ceiling or timeline. Never share how high they can go, how badly they want it, or why they’re moving. That’s their negotiating position.
  • Anything about people. Comments about neighbors, who lives nearby, or what the area is “like” can run into Fair Housing trouble. Describe the home.
  • Surprises. If your buyers are writing an offer, the feedback email isn’t where they learn that.

Send it the same day

Feedback is most useful while the seller is still deciding what to do before the weekend. A two-minute note the evening of the showing beats a perfect one three days later.

A simple template

Hi Taylor, thank you for letting us see 1416 Bluebird Hollow Lane. My buyers rated it 9 out of 10, and we felt it’s priced just right. They loved the porch and the afternoon light; the kitchen felt smaller than the photos. One question: how old is the water heater? And one thought: if the sellers could leave the porch swing, that might seal it. Thanks again!
